Implementation of an integrated DfX approach for modular high-rise residential construction

Abstract

Fragmented decision-making and DfMA-dominant practice continue to limit the reliability of modular high-rise delivery, particularly when safety, usability, and sustainability are treated as late-stage compliance tasks. This study develops and demonstrates an integrated Design for X (DfX) lifecycle control framework for modular high-rise residential construction. The framework coordinates DfMA, DfS, DfU, and DfSu through rule sets, verification gates, thresholds, decision rights, corrective actions, and feedback loops across design, manufacturing, transport, installation, commissioning, and operation. It was developed from DfX and modular construction literature, project technical requirements, regulatory constraints, and empirical evidence from a 13-story modular residential project in South Korea. The case comprised 106 steel volumetric modules over an RC podium and core, delivered through factory production, transport monitoring, crane-based installation, tolerance surveys, acoustic testing, fire-resistance verification, and envelope performance checks. Results show a seven-month schedule reduction potential compared with RC wall-type construction, 39.8% lower manpower input than planned, Grade 1 light-impact sound performance, 4.99 ACH50 airtightness, and detection of cumulative verticality deviation reaching 60 mm. The study contributes an auditable DfX implementation model that links lifecycle constraints, module identifiers, project evidence, corrective actions, and future rule refinement.
